House prices in Dublin fell by over 6% this year.
A survey by the Real Estate Alliance claims the average home now costs 332,000 Euro, down 21,500 on last December's price.
Values in the commuter counties however have grown by almost 5% over the past 12-months, with the average house now costing just over 200,000.
The biggest upsurges this year have ben outside the capital with prices in Cork, Galway, Limerick and Waterford all going up between 1 and 4%.
