The Dublin City Council social housing waiting list has almost hit 20,000.
According to the Lord Mayor, that's 3,000 more people or families compared to last year - with the biggest demand on the Northside.
It comes as the ESRI recommends the government make a big social housing investment in next week's budget instead of cutting income tax.
It's also forecasting stronger than expected growth next year. Here's the ESRI's Kieran McQuinn:
