Dalymount stadium and the Phibsborough shopping centre could be redeveloped at the same time.
Plans to create a new village centre originally fell apart when the economy crashed.
But now Dublin City Council is to approach the new owners of the shopping block, about a dual demolition.
Two weeks ago the council revealed plans to redevelop the sports ground it bought last year from Bohemians football club for €3.8 million as a 10,000 capacity all-seater stadium on a phased basis over a number of years.
And yesterday councillors were told that the council is to seek talks with the new owners of the shopping centre in Phibsborough to start a dual demollition process.
It is said the project would mean less disruption for local residents and a much shorter construction phase.
