The Simon Community is warning that 93% of rental properties are beyond the reach of people receiving Housing Assistance Payment (HAP) or rent supplement .

The charity's latest study shows the effects of Ireland's current rental market on vulnerable people.

In Dublin, the study showed 199 properties available to rent in the city centre - but only four of those were within the rent supplement and HAP limits.

That's a decrease of one property since November 2017, and four since March 2017.

Elsewhere in the country, no properties were available within RS/HAP limits in four out of eleven study areas - and only one property in two other areas.

The overall 7% of properties within the limits marks the lowest percentage recorded since July 2016.

The charity is now calling for measures like the closing of eviction loopholes and more security of tenure.

Simon Communities spokesperson Niamh Randall observed: "It really is nearly impossible for people to find somewhere to rent.

"The supply is simply not there for people to move on from emergency accommodation and homeless services. Over 9,000 people are stuck; there is nowhere for them to go."
