Buying A Home Near Luas Or DART Stop Costs An Extra €114,000

Buying a home close to DART and Luas stops now costs an extra €114,000 compared to the average asking price.

According to new research from daft.ie, prices in Dublin go up by around a quarter (26%) when properties are near rail or tram services.

The average cost of homes close to stops is €492,000, after a 4% increase this spring.

On average, people along the south Dublin coastline pay the most for a property close to a train station - with prices averaging €625,000, and as high as €765,000 near Lansdowne Road.

Along the Luas, homes near Beechwood have an average asking price of around €752,000.

Martin Clancy from Daft.ie says people seem to be willing to pay a premium for proximity to transport.

He observed: "I suppose Ranelagh on the [Luas] Green Line might be a good example.

"If you're living within 2 kilometres of Ranelagh at the moment, the average asking price for a property is €725,000. However, if you're a little bit further away from the Luas stop, the average price is €671,000.

"You can see there is that premium of €54,000, which is of course due to the infrastructure and the Luas and DART."
