The number of people approved for a mortgage shot up in January.
It's due to the new lending rules and the goverments help to buy scheme.
According to the Irish Independent, a total of 2861 people were approved for a home loan in January - that up 47% on the same month last year.
It because of a relaxation in the Central Bank lending limits and the goverments tax rebate of up to €20,000.
Almost half of those securing a loan were first time buyers.
€513 million of loans were approved, up 59% on the year, but it's due to higher housing prices and the fact that buyers are now able to borrow more.
