People living in Dublin are paying the highest percentage ever of their take-home pay on rent.
Figures by Sherry Fitzgerald in The Irish Times show that for every 100 euro a person earns, they're spending 55 euro on their rent.
That's higher than the peak of the boom in 2008 when the rate was 53%.
Chief Economist with the real estate company, Marian Finnegan, said the 4% cap on rent hikes has gone some way to stabilise the market. However people's salaries are not increasing in pace with the rate of inflation.
